Dušan Uzelac, financial advisor, founder and editor of the economic portal "Kamatica", spoke for RTS about whether we can assume what will be the prices on the real estate market in the coming period, whether now is the right time to buy them, or it is smarter wait.
"Real estate is a very broad field. If we want to predict some flows of functioning on the market, we have to define what it refers to, so, for example, real estate prices can go up in certain cities, which doesn’t mean that it will go up in all cities, "says Dušan Uzelac.
For all those who plan to buy an apartment in the city of Belgrade, Novi Sad, Kragujevac, Kraljevo, it should be taken into account that currently is in process the urbanization of the population, says Uzelac.
He notes that this means that there is migration of the population from the contryside to the cities, as well as internal migration, where the population from the suburb of the city is approaching the center, writes kamatica.com.
If we take into account that the demand for apartments in urban areas and industrial zones is growing, the assumption is that prices will follow this trend in two ways, says Uzelac.
Fisrt, it will grow because there will be higher demand, and also because there will be inflation, something that costs 100,000 euros today, in a year it will be 110,000 euros.
"That is what will happen, so we will think that it has become more expensive, and inflation has pushed the price, but that is an analysis from my perspective," said Uzelac.
It is also clear that everyone has their own time to buy real estate. It is necessary to wait for the good circumstances that match our wishes, needs and possibilities, and that way the good, the right opportunity will not be missed.
