According to bankar.me, the construction of real estate in Montenegro has become more expensive, with a tendency to increase even more, depending on the movement of material prices. However, that did not affect the demand, which is still high. People are afraid of inflation, so they decide to invest money in real estate. On the other hand, the price of construction materials jumped 40 to 200 percent, which will be reflected in the price of a residential square meter.
The prices of apartments in Podgorica have risen to unrealistic heights, because the demand is much higher than the supply. There are no more apartments with investors, and now more or less owners are selling at prices that are far above reality. Thus, for example, the square footage of a studio apartment ranges from 1,900 to 2,000 euros, and the price of a studio apartment goes up to an incredible 60,000 euros. The apartments are now being sold for twice the price they were bought for.
The situation is similar in Budva. The moratorium on construction in the center of Budva and Bečići caused a shortage of apartments and a weak supply, and prices reached dizzying heights. In the center of Budva, for example, the square meter ranges from 2,000 to 5,000 euros, and in the surroundings from 1,600 to 2,100 euros.
The situation is the same in other coastal cities – there is no quality offer, and there is a clientele that would pay for it. There are some properties that could not be sold for years and have now come to the fore. In the last year, prices have risen by 20% and everything is uncertain, because they are jumping everywhere in the world. Unrealistic prices are also passing.
The buyers are from Serbia, the surrounding area, Montenegro, while Ukrainians and Russians mostly rent apartments. For now, some are renting for a year, but usually for a month or two, because they do not know how the situation will develop in the future.
