REAL ESTATE PURCHASES INCREASED IN THE THIRD QUARTER

According to a recent report by the Republic's Geodetic Authority (RGA), in the third quarter of this year, 1.7 billion euros were spent on real estate purchases in Serbia, an increase of 10.6% compared to the same quarter in 2021. However, the total number of sales is 34,503, which is 0.9 percent fewer than in the prior year.

The largest number of sales contracts—3,367—were concluded in the area of Novi Sad, while the most money was invested in real estate in the territory of Belgrade—422 million euros.

The largest part of the total amount was spent on the purchase of apartments—935.2 million euros, of which 579.6 million euros were set aside for apartments in Belgrade. A total of EUR 171.1 million was spent on the purchase of houses, cottages, and residential buildings; EUR 122 million on construction land; EUR 66.8 million on business premises; and EUR 52.5 million on agricultural land.

According to data from sales contracts, in the third quarter of 2022, 10 percent of real estate was paid for from credit funds, which is 4 percent less compared to the third quarter of 2021. 

Loans are mostly used for the purchase of apartments. In the third quarter of 2022, 25 percent of apartments in the Republic of Serbia were paid for with credit, which is 8 percent less compared to the third quarter of 2021.

The most expensive apartment purchased in the third quarter of 2022 was an apartment in a new building in Vračar, traded for the amount of 1,280,350 euros. It has an area of 301 m2.

In the third quarter of 2022, the most expensive square meter of an apartment in Serbia was traded in Belgrade Waterfront, in the municipality of Savski Venac, at a cost of 10,400 euros per square meter. The area is 97 m2 and it is an apartment in a new building. 

The most expensive house was sold in Savski venac for 5,100,000 euros.

The most expensive square meter of office space was sold in the Belgrade municipality of Stari Grad for 10,110 euros, with an area of 179 m2, which is also the highest contract price of 1,810,000 euros for office space. 

The most expensive garage space, at the price of 45,000 euros, was sold in Savski venac. The most expensive square of agricultural land was traded in the municipality of Šabac at a price of 25 euros/m2 for a plot of 5,600 m2. 

The most expensive agricultural land in Serbia in the third quarter of 2022 was sold in Kać at a price of 1,531,947 euros for 125.56 hectares.
