REAL ESTATE PRICES IN THE REGION AND IN EUROPEAN METROPOLIS

Due to the uncertain economic situation and the war in Ukraine, an increasing number of people are deciding to invest in real estate. For many, it is a way of saving, so they convert cash into squares. That's why prices started to skyrocket.

Those who are looking for real estate in Belgrade have the impression that everything is a mess, they say that a decent studio apartment cannot be found for 50,000 euros. Demand dictates prices. Thus, the most expensive square in Belgrade on the water was paid more than 10,000 euros. In terms of prices, it is immediately followed by the West 65 neighborhood.

According to data from the website Numbeo, which compares living conditions in various cities around the world, the price per square meter of an apartment in the center of Belgrade is 3,117 euros on average, while outside the city it can be found for 1,775 euros.

When looking at the advertised properties, the price of 1,775 euros per square meter seems unrealistic. There are almost no such properties in the ads. Apartments at that price probably do not reach the ad or are sold quickly, or the price is slightly adjusted during the sale itself.

Four years ago, 90,000 euros were paid for a 92-square-meter apartment in a block of flats in New Belgrade, now a 45-square-meter apartment in the same building, with similar floors and in a similar condition, is being sold for more than 100,000 euros.

Slightly higher prices are also in Zagreb. The price of an apartment in the city center is 3,524 euros per square meter, while in other neighborhoods it can be found for 2,322 euros.

Those who would like to travel cheaper could invest in the center of Sarajevo. And he would have done almost half as well. A square meter in the center costs 1,871 euros, and on the outskirts 1,204 euros on average.

Apartments in Podgorica are even cheaper. Thus, a square in the city center can be found for a little more than a thousand and a half euros. And apartments on the outskirts of Podgorica cost the same as those outside the center of Sarajevo.

Perhaps the most surprising are the prices in the Greek capital. Somewhat lower prices are indicated by the fact that our citizens decide to buy real estate in that country, reports RTS.

The average price of an apartment in the center of Athens is 2,432 euros per square meter, and only slightly lower in the outskirts - 2,334 euros.

However, according to data from the Spitogatos Property Index, the trend of rising prices for the sale and rental of houses in Athens, as everywhere, is increasing.

The most expensive areas to buy a house are mainly municipalities in the southern suburbs of Athens such as Vouliagmeni, where a square meter is worth 5,600 euros.

Somewhat more expensive than Athens, but much more affordable than in the other European cities we compared, you can also find an apartment in Lisbon. The price for the center of the city is around 5,000 euros, and for the outskirts it is an average of 2,858 euros. However, according to the advertised real estate, it could be said that an apartment can be found for a much lower price than 2,000 euros per square meter.

HIGH PRICES IN PARIS AND LONDON

Real estate prices in Berlin and Vienna are similar. An apartment in the center of Berlin can be found at an average price of 8,107 euros per square meter, while the most expensive square meters go up to 11,000 euros. Outside the center, prices are more favorable, an average of 5,319 euros per square meter, although it can be found for 4,000 euros.

The most expensive square meters in the center of Vienna reach 14,000 euros, and the average can be purchased for 8,754 euros. The numerous Serbian diaspora in this city could buy a square meter starting from 3,500 euros on the outskirts, but it is easier to find at an average price of 5,782 euros per square meter.

Amsterdam is more expensive than both Vienna and Berlin. Prices in the city center are around 9,300 euros, while as usual the outskirts are cheaper and can be found for 6,176 euros. Although even those who are ready to pay 5,000 euros per square meter may, with a little luck, find a suitable property.

The price of an apartment in the center of Moscow is 8,652 euros (497,462.30 rubles) per square meter, and can reach twice as much, while a square meter in the suburbs costs an average of 4,642 euros. It is interesting that the prices in Sochi are even higher than in the capital of Russia. According to data for the first half of 2022, the average price of luxury real estate in Sochi was 2.45 million rubles (42,000 euros) per square meter. In addition, a Russian price record was set in Sochi - 6.5 million rubles per square meter of living space (or an incredible 112,414 euros), the real estate portal Kuban-rbc-ru reports.

The prices are dizzying in Paris and London. A square in the center of Paris reaches 15,000 euros, while an average one can be found for 12,000 euros. Apartments on the outskirts are somewhat cheaper and cost around 9,000 euros per square meter there.

The price of apartments in the center of London goes up to 19,000 euros per square meter, and those who are not very picky about the average square meter should save 13,283 euros. The periphery is significantly more favorable and there the square meter is around 6,600 euros.
