Residential real estate prices in Montenegro have been rising for years, with Podgorica and some coastal municipalities leading the way.

According to Monstat data, the average price per square meter of an apartment in a new building in Montenegro jumped in the second quarter to 1,380 euros, even 11.5 percent more than in the same period last year. Compared to the previous quarter, the average price per square meter of an apartment in a new building is 8.7 percent higher.

The prices per square meter of an apartment vary from municipality to municipality, and according to the cross-section of prices advertised on the largest classified ads for sale, collected by the real estate consulting agency Adriatic Appraisal, the most expensive apartments are in Tivat.

Adriatic Appraisal ranked 7 cities in Montenegro by the size of the apartment you can buy for 100,000 euros - the data used is from September - and according to that table, you can buy both the smallest and the largest apartment for that amount on the coast - the largest in Ulcinj, the smallest in Tivat.

If you have a budget for buying an apartment of 100,000 euros, in Ulcinj for that money you can buy an apartment of 83 square meters, while in Tivat you will have to settle for a studio apartment (or a smaller one-room apartment) of only 40 square meters.

In Podgorica, you can buy an apartment of 76 square meters for that money, and 45 in Budva.
