Last year, the most expensive house was sold in Belgrade for 5 million euros, while the most expensive cottage is located on Kopaonik, and the future owner set aside 600,000 euros for it. The houses were mostly sold in Subotica, Novi Sad, Zrenjanin, and they are paid mostly in cash, according to the data of the Republic Geodetic Authority.

During the previous year, cottages and houses in rural areas experienced a great expansion, and the coronal virus pandemic also played a role in that. As Ivana Strbac from the Republic Geodetic Authority pointed out for RTS, the sale of houses increased by as much as 32% compared to last year, while the sale of apartments increased by 28%.

“Compared to the period before the pandemic, cottages were sold for 44% more. As many as 56% of houses sold in Serbia are located in Vojvodina. The houses were mostly sold in Subotica, Novi Sad, Zrenjanin, and weekend houses were especially bought in the area of Fruška Gora, around Inđija. Weekends were also sought in the vicinity of large cities, such as Belgrade, Kosmaj, Sopot, Grocka, the part along the Danube“, Štrbac pointed out.

The most important thing for future owners is the location, but also the infrastructure. Prices range from 2-3,000 euros to several hundred thousand euros.

“Cash payment dominates, although the purchase on real estate jumped by 1%. Last year, the value of the real estate market amounted to 6.1 billion euros, which is a jump of 47% compared to the year before“, explained Štrbac.
