APARTMENTS IN BELGRADE AND LJUBLJANA ARE THE MOST EXPENSIVE IN THE REGION

Despite the fact that real estate prices have incrised in all of the region's countries in recent years, the Serbian capital remains at the absolute top in terms of price per square meter. According to nova.rs, only the city of Ljubljana is more expensive than Belgrade, while Podgorica has the most affordable apartment prices.

According to data of Republic Geodetic Authority of Serbia, the average price per square meter in Belgrade in the third quarter of 2021 was higher than 2,000 euros, while the most expensive squares are being sold in the Belgrade municipality of Savski Venac, where the average price per square meter in new builds is 3,328 euros. The maximum price per square meter in Belgrade was also discovered in this municipality, which amounts to 10,067 euros in Belgrade Waterfront. The municipality of Vračar is next on the list, with the most expensive square meter in new builds being 3,937 euros per square meter.

Next is Zagreb, where the average price per square meter is 1,886 euros in new builds, while costs per square meter in other areas of Croatia are slightly lower, at 1,648 euros, according to Croatian Bureau of Statistics data for the first half of 2021.

Sarajevo's average price per square meter in 2021 was around 1,250 euros, with the most expensive square meter costing around 3,065 euros, making it Bosnia and Herzegovina's most expensive city. Despite the fact that real estate prices in this neighboring country increased last year, BiH remains one of the most profitable real estate markets. Gradačc, Bugojno, Brčko, and Trebinje had the cheapest real estate prices in BiH over the last year.

According to data from the Statistical Office of Montenegro (MONSTAT), the average price per square meter in Montenegro's capital was 1,219 euros in the first quarter of 2021, which was 29.7% higher than the prices from the same period the previous year. The trend of price incresement continued, with data showing that the average price per square meter in Podgorica was 1,234 euros in the second quarter of last year, while the highest prices per square meter were recorded on the shore, where the average real estate price was 1,298 euros per square meter.

However, Ljubljana remains the most expensive city in the region, with an average price of 3,000 euros per square meter. Real estate prices in Slovenia climbed by 4.5 percent in the second quarter of 2020 compared to the first, according to data from the Statistical Office of Slovenia (SURS). According to SURS, the price of a square meter in 2020 was higher than 2,900 euros for the first time. Unlike Ljubljana, prices in other smaller towns are more reasonable, ranging around 2,000 euros per square meter. Slovenia has been dealing with a shortage of real estates on the market for decades, with a particular shortage of cheap apartments affordable for the majority of citizens.
