AGRICULTURAL LAND HITS RECORD HIGH PRICES IN THE BELGRADE REGION

The prices of agricultural land, the most expensive, have been soaring in recent months, but not so much in Vojvodina, as in the region of Belgrade, Šumadija and western Serbia. Thus, in the Belgrade region, the most expensive hectare of arable land in the third quarter of this year reached as much as 41,800 euros. In the same period last year, the most expensive hectare in the Belgrade atars cost 29,800 euros.

In Šumadija and western Serbia, the Republic Geodetic Institute (RGZ) also recorded an enormous increase in the price of agricultural land. In the third quarter of 2022, the most expensive fields cost 35,200 euros, while last year's were 20,000 euros.

In southern and eastern Serbia this year, the highest price of agricultural land was 25,200 euros, while in the third quarter of 2021 it cost 21,750 euros.

Recently, the prices of the most expensive arable land in Vojvodina and southern and eastern Serbia have leveled off. In Vojvodina, the highest price this year was recorded in southern Bačka – 27,500 euros. Lane was 24,600. It is followed by the Srem district, where in the third quarter of 2022, the most expensive arable land cost 23,000 dinars. It is even cheaper compared to last year and the year before last, when the most expensive hectare in Srem was 24,400 and 24,200 euros. The situation is similar in the Central Banat and Zapadnobački districts - there was also a drop in prices for the most expensive fields. Instead of last year's 20,600 euros, the highest price in Zapadnobački district is now 17,150 euros, and in central Banat, instead of 16,000, the most expensive hectare now costs 14,800 euros, reports ekapija.com.

All of these are the maximum prices of agricultural land recorded by the Republic Geodetic Institute. If you look at the average prices, Vojvodina still leads the way. In the Južnobački district, the average price is 13,500 euros per hectare (last year it was 11,400). In Srem, the average price is 11,600 (last year it was 8,850), in southern Banat it is 8,900 euros (7,600 last year). In the Belgrade region, the average price per hectare is 3,200 euros, and in Šumadija and western Serbia 5,500.

The most expensive square of agricultural land was in the territory of the city of Šabac, it was 25 euros per square meter, for a plot of 56 ares.

The most expensive plot of agricultural land was traded in Kać, where 125.5 hectares were sold for 1.53 million euros. RGZ states that the total volume of funds on the real estate market in Serbia in the third quarter is 1.7 billion euros, which is an increase of 10.6% compared to the same period in 2021.
